Plans for the Phase 2 of development at Maylands Park, Nantwich, have been unveiled by Muller Property Group, setting out a vision for a sustainable, landscape-led neighbourhood that meets the growing housing need in the Borough.
The proposed development site for Maylands Park Phase 2 comprises approximately 20 hectares of agricultural land situated immediately south of Nantwich’s urban area. To the north lies the residential development of Stapeley Water Gardens, along with land consented as Maylands Park Phase 1, which benefits from various planning permissions for residential development, a local centre, a retirement home, employment development, and public open space including a new village green, children’s play areas and allotments.
Following a comprehensive master planning process, Muller Property Group are proposing a high-quality residential scheme of around 400 new homes, offering a variety of sizes and tenures to meet diverse housing needs. The development will include 30% affordable housing, a dedicated ecological habitat area, and supporting infrastructure such as public open spaces, landscaping, drainage, and access routes.
Access to the development is proposed via an extension of the spine road from the Phase 1 scheme, connecting to Peter Destapleigh Way (A530), with a secondary access linking to Broad Lane (A529). A new link road is proposed to further connect the wider area and enhance transport connections.
As part of the planning application, a Transport Assessment will be submitted to Cheshire East Council to understand the impact on local highways. This will inform any necessary mitigation and improvement works.

The site is located outside the greenbelt and occupies a highly sustainable location on the edge of the settlement boundary of Nantwich. It was submitted via Cheshire East Council’s latest Call for Sites and promoted through the Council’s review of the Local Plan.
Changes to the National Planning Policy Framework announced by the new Government in late 2024 has significantly increased the number of homes Cheshire East Council will need to deliver from 1,800 to 2,603 per annum. This has left Cheshire East Council with less than a five year housing land supply, something the Council has acknowledged and therefore will need to bring forward additional sites for housing development in the short-term to meet local housing needs.
Public Consultation Invitation
A two-week public consultation period will begin on Friday 6th June, during which residents and stakeholders can review the draft proposals and offer feedback on the plans.

In parallel, an Environmental Impact Assessment Scoping Application has be submitted to Cheshire East Council, helping identify the key environmental factors that need to be assessed in detail as part of a future Environmental Impact Assessment as part of the forthcoming planning application.
