Following the successful sale of the first phase of development at Maylands Park, Nantwich to David Wilson Homes, Muller Property Group has submitted a revised mixed-use planning application for Phase 2, bringing significant updates that prioritise community feedback. This development aims to create a harmonious blend of residential housing, retirement, and care facilities, complemented by expansive green spaces and improved access, enhancing the local area while addressing key concerns raised by residents and stakeholders.

  • 1.35 acre site acquired in Derbyshire for a state-of-the-art care home with 75 en-suite bedrooms and modern wetroom facilities.
  • South Normanton offers extensive local amenities and is strategically located to connect multiple towns, serving a combined population of 74,000 within a 2-mile radius and 187,000 within a 5-mile radius.
  • The site is adjacent to Junction 28 of the M1 Motorway and the A38, providing easy access to nearby towns and cities, ensuring convenience for visitors and staff.
  • The new care home aims to meet the growing demand for quality care facilities, enhancing residents’ quality of life with modern design and comprehensive amenities.
  • The development will create approximately 180 jobs across various roles, offering significant employment opportunities during construction and once operational.

Revised Plans Following Extensive Public Consultation

The revised plans come after a detailed public consultation process involving local residents, Stapeley Parish Council, and various other stakeholders. This collaborative approach ensured that community feedback was incorporated into the updated proposals, especially regarding vehicle movements, pollution control, and the integration of employment zones with residential and public spaces.

Phase 2 had previously received planning approval in February 2024, but Muller Property Group’s re-evaluation has led to refinements that are more closely aligned with local needs and priorities.

 

A Diverse Range of Housing Options

The new development proposal includes a variety of residential housing types, catering to different demographics in the Nantwich community. The revised scheme will see the construction of 40 new homes, with 30% of these designated as affordable housing. These homes will range from 1-bedroom apartments to 4-bedroom family houses, ensuring that the development offers housing options suitable for various lifestyle needs and income levels.
 
This diverse housing plan reflects Muller Property Group’s commitment to addressing the housing shortage while making affordable housing accessible to local residents.

 

 

Retirement and Care Facilities to Meet Community Needs

In response to the aging population in the borough, the updated development also includes a Retirement Living Community, which will feature 49 bedrooms to cater to the growing demand for senior living accommodations. In addition, the plans incorporate an 80-bedroom Care Home, extending up to three storeys, offering essential services for elderly residents who need more comprehensive care.
 
These facilities represent a forward-thinking approach to senior living, ensuring that Nantwich residents can stay within their community, surrounded by the amenities they need.

 

 

Green Infrastructure and Public Open Spaces

One of the most notable additions to the revised development is the inclusion of 1.5 acres of public open space. This green area, which was not part of the original employment scheme, will provide much-needed recreational areas for both current and future residents of Nantwich.
 
The development also prioritises green infrastructure and the creation of ecological areas, with a focus on preserving and enhancing the local biodiversity. These green spaces will not only benefit residents but will also contribute to the overall environmental sustainability of the area.

  

 

Improved Access and Connectivity

The updated plans also address traffic and accessibility concerns that were raised during the consultation period. The revised development includes new access points for vehicles and pedestrians, which will improve connectivity and ease traffic flow in and around Maylands Park. 
 
Muller Property Group’s focus on improving access ensures that the development will be more integrated with the existing infrastructure, making the area more accessible to both residents and visitors.

 

 

Commitment to Community Engagement

Throughout April 2024, Muller Property Group held a series of consultations, both in person and digitally, engaging with local stakeholders including Cheshire East Council Ward Members and nearby residents. The input gathered during these consultations has played a crucial role in shaping the revised development plans.
 
Key concerns about vehicle movements, the need for open spaces, and the importance of integrating the development with the wider community have all been addressed, reflecting Muller Property Group’s commitment to delivering a development that brings lasting benefits to the Nantwich area.

The development partners for the site are, Anwyl Homes delivering the residential and McCarthy Stone to develop and manage the retirement community should the site be granted planning approval.
