Muller Property Group Announces Phase 3 Proposals for Crewe Northern Gateway Development

Muller Property Group is pleased to announce proposals for Phase 3 of the Crewe Northern Gateway Development, a major residential expansion designed to deliver much-needed high-quality homes to the area.

Following the success of Phases 1 and 2, the proposed Phase 3 will bring forward around 530 new homes, with a range of sizes, types, and tenures to support a vibrant and sustainable community. In line with local planning policy, 30% of the homes will be designated as affordable housing.

The development will include extensive green infrastructure, featuring landscaped public open spaces, children’s play areas, allotments, a playing field, and dedicated habitats to support local wildlife with at least a 10% Biodiversity Net Gain delivered on-site.

The site spans approximately 65 acres (26.4 hectares) and has been informed by a suite of environmental and technical assessments to guide a responsible and well-considered masterplan. A spine road linking Maw Green Lane to Hurcomb Way and Sydney Road is proposed, improving connectivity to Crewe and enhancing local transport infrastructure. The road will also support new bus routes, cycle lanes, and pedestrian-friendly pathways, encouraging sustainable and healthy lifestyles.

An Outline Planning Application for Phase 3, along with a full application for key infrastructure, will soon be submitted. In advance of this, Muller has submitted an Environmental Impact Assessment (EIA) Scoping Report and commenced early consultation to inform stakeholders and the local community. Ward, Parish and Town Councillors have also been notified.

 

The Crewe Northern Gateway development has already made a significant contribution to meeting local housing needs:

    • Phase 1: 240 homes (20% affordable), delivered by Anwyl Homes, including Section 106 contributions of £466,390 towards primary education; £506,623 towards secondary education, and £43,000 for off-site footpath and cycle path improvements.
    • Phase 2: 275 homes (30% affordable), delivered by Watkin Jones Homes, including Section 106 contributions of £495,00 for improvement works to either the Sydney Road Bridge or the Crewe Green roundabout, or both. £553,000 towards the Project Hungerford Primary Academy 1FE Expansion, and £136,500 towards the costs of additional special educational needs accommodation at Park Lane School and/or Springfield School.

 

As part of this next phase, highway enhancements to Maw Green Road will improve traffic flow and accessibility for all road users. The proposed development is designed with a focus on safety, accessibility, and community, ensuring that streets are well-overlooked and walkable, and that front doors face the public realm, fostering a strong sense of community and security.

 

Public Consultation Invitation

A two-week public consultation period will begin on Friday 20th June, during which residents and stakeholders can review the draft proposals and offer feedback on the plans.

Need for New Homes

Changes to the National Planning Policy Framework announced by the new Government in late 2024 has significantly increased the number of homes Cheshire East Council will need to deliver from 1,800 to 2,603 per annum. This has left Cheshire East Council with less than a five year housing land supply, something the Council has acknowledged and therefore will need to bring forward additional sites for housing development in the short-term to meet local housing needs.
