Planning permission for 200 residential dwellings

Sandbach is located within Cheshire, approximately 4km north east of Crewe. It is well located in terms of strategic transport links lying immediately to the west of the M6 (J17).

The site adjoins the southern edge of Sandbach, is located to the south of Old Mill Road and adjacent to the A534, and is around 350m from the town’s market square.

Muller currently have an extant outline residential planning permission for up to 200 dwellings, with the proposed access via a new arm off the Old Mill Road roundabout immediately to the north of the site.

Of the 200 dwellings, the proposed development will provide for 30% affordable housing as well as public open space. Muller will also provide an education financial contribution as part of the S106 Agreement.

Having gone through a substantial exercise of public consultation Muller have recently submitted a Hybrid Planning Application for development comprising: (1) Full application for the erection of a foodstore (Class A1), petrol filling station (sui generis) and ancillary kiosk/convenience store (class A1), drive-through restaurant (Class A3 / A5), drive-through coffee shop (class A1 / A3), farm shop (class A1) and 2 no. retail ‘pod’ units (class A1 / A3 / A5), along with creation of associated access roads, parking spaces and landscaping. (2) Outline application, including access for erection of a care home (class C2), 92 new dwellings (class C3), conversion of existing building to 2 dwellings (class C3) and refurbishment of two existing dwellings along with creation of associated access roads, public open space and landscaping. The application has been validated and is currently awaiting a decision from Cheshire East council.

The original hybrid planning application went to committee on 27th February 2019 and was refused. We have reviewed the reasons for refusal and are currently compiling the resubmission application, which will be submitted shortly.

The farm shop will be replaced with office accommodation and the number of residential dwellings has been reduced to reduce the density. A complete overhaul has been undertaken of the retail parcel, handing some of the units and incorporating local elevational treatments into the scheme, together with additional landscaping including a tree lined avenue along the spine road and public realm shared spaces.

May 2019

New masterplan for the development submitted in our resubmission application which was validated on 29th May.

The newly submitted plan addresses the objections raised by Cheshire East Council in February of this year. Key revisions include improved landscaping throughout featuring a ‘green spine’ and a tree-lined road which runs through the development. A new public square has also been included.

We have also changed the layout of the buildings and brought in enhanced materials with the aim of creating a more visually pleasing scheme.

Offices have been brought into the plans and the farm shop removed. New areas of ecological value have been added.

The latest application was refused in August.

December 2019

We have now submitted an application for a care home and 85 residential properties to the rear of the site and this is going in front of committee in December.

This application was refused at Committee in December.

A new application for the land at the front of the site, which comprises residential dwellings and retail will be submitted in December.

This is going to Committee at the end of February.
