Development Details

Muller Property Group has submitted a planning application for a mixed-use development, the second phase at Maylands Park, Nantwich. This new submission follows extensive community consultation to ensure the project aligns with local needs and expectations. The updated proposal addresses concerns related to traffic, pollution, and green space, aiming to create a balanced, sustainable development that integrates residential, retirement, and care facilities with public spaces and infrastructure.

  1. Address Community Concerns: Key concerns from residents and stakeholders included vehicle congestion, pollution, and the balance between employment and residential spaces.
  2. Enhance Green Infrastructure: A focus on integrating open public spaces and ecological areas to preserve local biodiversity and promote community well-being.
  3. Provide Diverse Housing Options: Offering a range of residential properties, including affordable housing, retirement homes, and a care home, to meet the needs of a growing and aging population.

Development Highlights

  • Residential Dwellings: (3.14 acres) The revised plans include 40 homes, with 30% of them designated as affordable housing. These range from 1-bedroom apartments to 4-bedroom family homes, catering to various segments of the community.
  • Retirement Living Community: (1.51 acres): A new retirement living community comprising 49 bedrooms in modern building extending up to three storeys in height.
  • Care Home: (1.42 acres): An 80-bedroom care home, also extending up to three storeys, to meet the needs of the local aging population.
  • Public Open Space and Green Infrastructure: The development includes a 1.5-acre public open space that will serve as a recreational hub for both residents and the wider community.
  • Green Infrastructure and Ecological Areas: The development will include green spaces and ecological areas designed to preserve and enhance local biodiversity.
  • Improved Accessibility: The plans include new access points for vehicles and pedestrians, which will improve traffic flow, reduce congestion, and enhance overall connectivity for residents and visitors.

 

Community Engagement

Muller Property Group conducted a series of consultations in April 2024, which involved both digital and in-person meetings with local stakeholders, including Cheshire East Council (CEC) Ward Members, Stapeley Parish Council, and residents. This extensive engagement ensured that the development reflects the priorities of the local community, particularly around issues such as vehicle movements and the inclusion of green spaces. Challenges and Solutions

  1. Traffic and Pollution Concerns: Community members expressed concerns about the potential for increased traffic, including Heavy Goods Vehicles (HGVs), and pollution in the area. Muller Property Group revised the plans to minimise vehicle movements, especially those associated with employment spaces, and enhanced pedestrian access.
  2. Need for Green Spaces: The initial proposal lacked sufficient public open space. In response, we incorporated a 1.5-acre public space and additional green infrastructure to provide recreational opportunities and support local biodiversity.
  3. Integration with Existing Communities: Stakeholders emphasised the importance of creating a development that blends with the surrounding residential areas. As a result, Muller adjusted the design to better integrate the new housing and public spaces with existing neighbourhoods.
