The proposals comprise an 80-bedroom care home designed to provide high-quality dementia, nursing, residential and end-of-life care accommodation within a modern and purpose-built environment.
Arranged across three storeys, the development has been carefully designed to respond positively to the surrounding townscape and nearby heritage assets while delivering an important form of healthcare and social infrastructure within the local area.
The care home will provide specialist accommodation designed around modern dementia care principles, incorporating en-suite bedrooms, secure landscaped gardens, safe circulation spaces and high-quality communal facilities to support residents’ wellbeing, independence and quality of life.

The surrounding area comprises a mixture of commercial, residential and heritage assets, including Market Harborough railway station and St Mary in Arden Church. The site occupies a prominent gateway location into the town centre and presents an opportunity for high-quality regeneration.
Vehicle access is proposed from Great Bowden Road, with parking and servicing integrated sensitively within the wider landscape strategy.
