Private Land Development & Promotion
Unlock the value of your private land
Unlock the value of your private land
As demand for new homes, retirement communities and care facilities continues to grow, privately owned land across the UK has the potential to generate substantial long-term value.
If you own land that could have development potential, planning permission could significantly change what it is worth.
Muller Property Group works with private landowners to identify development opportunities, fund the planning process and secure a deliverable planning permission before taking the land to market.
You retain ownership of your land. We provide the capital, expertise and planning strategy needed to unlock its development value.
Own private land? It may have development potential you haven't considered.
Could your land have development potential?
Development opportunities aren’t always obvious.
Land that has been in a family for generations, sits alongside a village, forms part of a larger estate or is simply no longer needed for its original purpose could potentially have another use.
We consider a wide range of privately owned land, including:
- Land on the edge of towns and villages
- Paddocks and amenity land
- Agricultural and farmland
- Large gardens and residential land
- Family-owned estates and trust land
- Rural land and smallholdings
- Brownfield and former commercial land
You don’t need to know whether your land is suitable for development before speaking to us.
The challenge of developing private land
Securing planning permission can create substantial additional value, but getting there requires time, expertise and significant upfront investment.
A planning application may require architects, planning consultants, highways specialists, drainage assessments, ecology work, environmental surveys and legal advice, often before there is any certainty that permission will be granted.
For an individual landowner, that creates three significant issues:
Upfront costs
Specialist knowledge
Time
Cost
Muller Property Group has over two decades of experience overcoming these common challenges.
How private land promotion works
We act as your strategic land partner to identify private land with genuine development potential and assess the planning position honestly. If we don’t believe a site can be brought forward, we’ll tell you. If we do, we commit our own capital, build the case, and manage the planning process through to consent.
Assess
We review the site’s planning position, previous use, technical constraints, remediation requirements and development potential.
If we don’t believe there is a realistic opportunity, we’ll tell you.
Develop the strategy
If the site has genuine potential, we agree a clear strategy for bringing the land forward.
You retain ownership while we begin the work required to progress the opportunity.
Fund the planning process
Muller funds the planning, legal and professional costs, including the technical investigations required to support the development strategy.
Secure planning permission
Our team coordinates the planning strategy, technical specialists and discussions required to move the site towards a viable development proposal.
Maximise the land value
We manage the planning application with the aim of securing a robust, commercially deliverable planning permission that unlocks the development potential of your land.
We fund the planning process and take the risk
The barriers faced by landowners mean a lot of land with genuine development potential never makes it through the system.
Muller Property Group acts as your strategic land partner throughout the promotion process. Every promotion agreement is structured around shared success. If we believe your land has realistic planning prospects, we invest our own money to demonstrate that confidence.
We fund and manage every stage of the planning journey using our own capital. You do not pay planning costs or carry the financial risk. Instead, you work directly with our in-house team from beginning to end.

Explore your land’s value

If we think there is a genuine opportunity, we take on the project as our own, helping you to release the value of private land that might otherwise remain dormant.
Request a private land appraisal
If you own or control private land and think it could have development potential we’d welcome the opportunity to review it and tell you what it could achieve.
Our team will give you a straight assessment of the opportunities, the planning constraints, and the likelihood of securing permission on your site.
There’s no obligation, and you’ll deal directly with a decision-maker. Submit your details using the form.

Private Land Development FAQs
How do I know if my private land has development potential?
Location, planning policy, proximity to an existing settlement, access, infrastructure and environmental or technical constraints can all affect development potential.
You don’t need to establish this yourself. Muller can carry out an initial appraisal and give you a straightforward view of whether we believe there is a realistic route to planning permission.
What types of private land do you consider?
We consider many types of privately owned land, including the following:
- Land on the edge of existing towns and villages
- Agricultural land adjoining settlements
- Family-owned farmland
- Estate land
- Trust-owned land
- Paddocks and grazing land
- Former commercial or employment sites
- Brownfield land
- Land suitable for residential development
- Land with potential for retirement living or care facilities
- Strategic land identified for future growth
- Sites within or adjoining Local Plan allocations
Do I need planning permission before approaching Muller?
No. Identifying the planning opportunity and securing permission is a core part of the land promotion process.
We assess the site first and, where we believe there is a viable opportunity, fund and manage the work required to pursue planning permission.
Who pays the planning costs?
Muller funds the planning promotion process using our own capital, including the professional and technical work required to bring the site forward.
Do I retain ownership of my land?
Yes. Under the promotion model described on this page, you retain ownership while Muller promotes the site through the planning process and towards an eventual sale.
What is residential land promotion?
Residential land promotion involves securing planning permission for land that is not currently approved for housing, increasing its value and making it suitable for residential development. As a strategic land partner we work with landowners to assess development potential, manage the planning process, and coordinate with consultants and local authorities. Once permission is granted, the land is promoted to housebuilders or developers, with the sale shared as per a pre-agreed arrangement. Residential land promotion helps bring forward new housing sites in the UK and allows landowners to sell private land and release its maximum value with none of the risk.
How long does private land promotion take?
The planning process varies depending on the size and complexity of the site. Most projects take between 12 and 36 months to reach planning permission. Timelines can be longer for more complex schemes where additional work is required to address issues such as highways and access, design considerations, heritage constraints, or infrastructure requirements. The land is then marketed and sold to developers, and its value released, before construction begins.
