Muller Property Group is bringing forward plans to help alleviate the local housing shortage in Cheshire East by delivering a thoughtfully designed residential development on land west of Moorsfield Avenue, Audlem.
The proposed development will provide up to 127 homes in a variety of styles and sizes, with 30% designated as affordable housing. This includes a diverse mix of one to five-bedroom homes, catering to first-time buyers, growing families in need of more space, and those looking to downsize.
Set within landscaped grounds and extensive green open space, this high-quality and sustainable neighbourhood is designed to enhance local biodiversity. A significant area of 3.3 hectares will be dedicated to a new country park, offering recreational opportunities and habitat enhancements.
Muller Property Group has carefully designed the scheme to complement the local landscape, creating a sustainable and integrated development that will make a vital contribution to the local housing supply.
Prime Location and Accessible Design
The proposed development site spans approximately 9.3 hectares of greenfield land on the south-western edge of Audlem. It is bordered by an existing housing development to the southeast, with the A525 Whitchurch Road running nearby and the Shropshire Union Canal forming the northeastern boundary. The western boundary is defined by the River Weaver.
Access to the site is proposed via Tollgate Drive, ensuring safe and convenient vehicular and pedestrian entry.
Key Benefits of the Development
This new residential scheme will bring a host of benefits to the community, including:
- Meeting Local Housing Needs: Providing much-needed market and affordable homes, with 30% allocated as affordable housing.
- Biodiversity and Green Spaces: Retaining established trees, introducing new habitats and ecological enhancements to ensure a 10% biodiversity net gain.
- Improved Connectivity: Creating new pedestrian links to integrate the development seamlessly with the existing community and nearby footpaths.
- Enhanced Recreational Spaces: Delivering new play areas throughout the site for children to enjoy.
- Expansive Green Open Space: Establishing a large new parkland area to the southwest of the site.
- Economic Growth: Generating significant investment in Audlem and the wider Cheshire region, boosting the local economy and creating new employment opportunities through the construction of new homes.
- Supporting Local Businesses: Creating additional jobs through opportunities for local subcontractors and the supply chain.
