Muller Property Group has announced the acquisition of a 5.97-acre site to the north of Drakes Broughton, Worcestershire.

Situated on the east side of Stonebow Road, the main road running through the village, the site has been identified as an excellent residential development opportunity.

Recent data underscores a significant housing shortfall. According to the South Worcestershire Councils’ Five Year Housing Land Supply Report (January 2025), none of the three authorities, Malvern Hills District Council, Worcester City Council, and Wychavon District Council, can currently demonstrate a five-year housing land supply. As of 1 April 2024, the calculated supply stands at just 2.06 years for Malvern Hills, 2.37 years for Worcester City, and 1.10 years for Wychavon, all well below the standard method housing requirement.

Muller is preparing an outline planning application for around 70 new homes, with 40% designated as affordable housing. This provision will support first-time buyers and local families in accessing high-quality homes within a desirable rural setting.

The scheme will also incorporate extensive public open space, featuring outdoor play areas for all ages, and measures to enhance local ecology.

Alex Loumidis, Land Manager at Muller Property Group said,

“This is a fantastic opportunity to deliver much-needed new housing in Wychavon. We recognise the acute shortage in the area and want to ensure our proposal directly addresses that by delivering affordable housing, sustainable design and green infrastructure. Our vision is to provide a scheme that sits naturally within the character of Drakes Broughton while contributing to the local housing supply.”

The proposal will be designed to reflect the existing character and density of the village. In addition, the scheme will achieve a minimum 10% Biodiversity Net Gain, through the retention of existing trees and hedgerows on the site, introduction of new green spaces, landscaping, and ecological improvements.

The site benefits from excellent connectivity. Regular bus services run between Worcester, Pershore and Evesham, with the nearest bus stop less than half a mile away on the B4084. The closest train station, at Swindon, lies just four miles from the site, while Junction 7 of the M5 provides direct access to Birmingham, Cheltenham and Gloucester.

Drakes Broughton itself offers a range of facilities including pubs, shops, local businesses, a village hall and St Barnabas C of E First & Middle School, making it a well-established and thriving community for new residents to join.
