Muller Property Group has submitted an outline planning application for a residential development of up to 69 homes on land off Alrewas Road, Kings Bromley.

The proposals seek outline planning permission with all matters reserved except access, which will be taken from Alrewas Road (A513) via the demolition of 91 and 93 Alrewas Road. The scheme has been carefully designed to form a logical and sensitive extension to the eastern edge of the village, responding to both its settlement pattern and surrounding landscape.

 

A Sustainable Extension to the Village

The development will deliver up to 69 new homes across approximately 3.57 hectares of land, providing a mix of one to four-bedroom properties. The scheme places particular emphasis on two and three-bedroom homes, reflecting identified local housing needs within the area.

In line with current policy requirements, the proposals include up to 19 affordable homes, helping to provide a more balanced and accessible housing offer within Kings Bromley.

 

Design and Layout

The illustrative layout demonstrates how the development can integrate seamlessly with the existing village. The scheme connects to surrounding residential areas to the west and south, while maintaining landscaped boundaries to the north and east to respect the transition to open countryside.

A new vehicular access will be created from Alrewas Road, with internal streets designed to prioritise pedestrian movement and connectivity. A network of footways will provide convenient walking routes to key local amenities, including the village shop, primary school, village hall and nearby bus stops.

 

Green Infrastructure and Environmental Enhancements

A key component of the proposals is the delivery of high-quality green infrastructure. The development will include public open space, children’s play areas, allotments and a wildflower meadow, all linked by pedestrian routes to create a cohesive and accessible landscape.

The scheme has been designed to deliver measurable biodiversity net gain through habitat creation, new planting and the retention of existing landscape features where possible. A sustainable drainage strategy will also be implemented, incorporating attenuation basins and SuDS features to manage surface water and reduce flood risk.

 

Supporting Local Communities

The development will make a meaningful contribution to housing delivery within Lichfield District, helping to address the need for smaller and more affordable homes. By increasing the number of households within the village, the scheme will also support the vitality of local services and facilities, including shops, schools and community infrastructure.

In addition to long-term benefits, the development will generate economic activity during the construction phase, supporting jobs across the supply chain, and will contribute ongoing revenue through Council Tax.
