Planning Approval Secured for Parkfield House Redevelopment

Muller Property Group is pleased to confirm that we have secured planning permission for the redevelopment of the Parkfield House site on Manchester Old Road, Middleton.

This approval allows us to transform the 1.1-hectare brownfield plot, currently occupied by the vacant 1960s Parkfield House into a modern mixed residential and care development.

Following a detailed application and consultation process, Rochdale Borough Council has approved plans for:

  • An 80-bed care home (Use Class C2), designed over three storeys with stepped-down elements, offering modern ensuite accommodation and high-quality communal facilities.

  • 20 new family homes (Use Class C3), arranged in an L-shaped layout along the eastern and southern boundaries of the site, with additional homes near the main entrance.
    These will be a mix of 2.5- to 3-storey properties, each with dedicated parking.

The approved plans also include:

  • Demolition of the existing Parkfield House, a non-designated heritage asset, to make way for the new development.

  • Landscaping and open space, retaining key clusters of mature trees and enhancing green boundaries.

  • New pedestrian routes, improving access from Limefield Park, the Garden of Remembrance, and Manchester Old Road.

  • Car parking provision, including 27 spaces for the care home.

The site sits within the Manchester Old Road Conservation Area and neighbours notable heritage assets including the Grade II listed Middleton Cenotaph and buildings by Edgar Wood. The approved scheme has been carefully developed to respect this historic context while delivering much-needed housing and care accommodation for the community.

As part of the approved scheme, Section 106 contributions will be made including £56,229.47 towards formal sports facilities in the borough, and £51,117.70 to support improvements at Limefield Park.
