Muller Property Group is bringing forward proposals for a purpose-built specialist care home and assisted living development on land off Port Road, New Duston, Northampton.
The proposals comprise a 76-bedroom care home alongside 4 assisted living homes, delivering a high-quality mixed-use development designed to respond positively to local housing and care needs.
The care home will provide dementia, nursing, residential and end-of-life care accommodation within a modern and purpose-built environment, specifically designed around best practice dementia care principles.
Arranged across two and three storeys, the development has been carefully designed to integrate sensitively with the surrounding residential character while regenerating a previously developed and underutilised site within the settlement boundary.
The proposals seek to create a sustainable and landscape-led development that delivers both specialist care accommodation and high-quality assisted living homes, whilst enhancing the visual character and functionality of the site.
Location and Access
The site extends to approximately 2.32 acres (0.94 hectares) of land located off Port Road within New Duston, Northampton.
The site occupies a sustainable location close to local shops, schools, healthcare facilities and public transport services, with strong bus connections to Northampton town centre and Northampton railway station.
Historically comprising former industrial and commercial uses, including the former Duston Oils site, the site now presents an opportunity for comprehensive regeneration within an established residential area.
Vehicle access is proposed from Port Road, with potential secondary access opportunities from Knighton Close, subject to detailed design and level considerations.
The site also benefits from strong pedestrian connectivity and proximity to surrounding public rights of way and recreational routes.
