Proposal
Muller Property Group is bringing forward proposals for a sustainable residential development on land east of Swanlow Lane, Winsford, helping to address local housing need across Cheshire West and Chester.
The proposals comprise around 450 new homes in a range of sizes and tenures, including policy-compliant 30% affordable housing, designed to meet the needs of first-time buyers, families and older residents alike.
The development has been shaped through a landscape-led approach that responds positively to the site’s existing natural features, including mature trees, hedgerows and the Firwood Brook corridor. Significant areas of public open space, green infrastructure and habitat creation are proposed throughout the site, creating an attractive and sustainable new neighbourhood integrated with the surrounding area.
The proposals seek to create a high-quality extension to Winsford that delivers new homes alongside enhanced biodiversity, improved pedestrian connectivity and long-term community benefits.
Location and Access
The site extends to approximately 24 hectares (60 acres) of land located on the southern edge of Winsford, immediately east of Swanlow Lane (B5074) and south of Welsh Lane.
The site adjoins existing residential development to the west and benefits from strong access to local services, schools, public transport and Winsford Town Centre.
Firwood Brook runs through the centre of the site, forming a natural landscape feature that will be retained and enhanced as part of the proposals.
Primary vehicular access is proposed from Swanlow Lane, with new pedestrian and cycle connections linking the development to nearby bus stops, local amenities and existing public rights of way.

The site has been promoted through Cheshire West and Chester Council’s emerging Local Plan process as part of a wider area identified for future growth.
Winsford is recognised as one of the borough’s most sustainable and well-connected settlements and is expected to play an important role in meeting future housing needs.
Muller Property Group is preparing a Hybrid Planning Application for submission to Cheshire West and Chester Council following a programme of public consultation and technical assessment.
