Development Opportunity

The current design provides accommodation across two storeys to the rear and three storeys to the front.
The site occupies part of a former quarry and consequently sits at a lower level than much of the surrounding land. The former Duston Oils land to the west will for the residential element, with the former Laundry/Sunnyside Bungalow land to the east accommodating the care home.

The illustrative proposals comprise a purpose-built 75-bedroom care home arranged over two storeys, designed in line with best-practice principles for elderly and dementia care.
The current proposals provide a 75 bed care home arranged over three storeys, reducing to two storeys where appropriate in response to site levels and the surrounding residential context.

The layout remains capable of refinement through the pre-application and planning process, providing an opportunity for the selected party to influence the specification in line with its operational requirements.
