Proposal

Muller Property Group is preparing proposals for a new residential development on land north of Chester Road, Tattenhall.

The emerging scheme would deliver around 130 high-quality homes in a range of sizes and tenures, including 30% affordable housing. The housing mix will meet the needs of different households, including first-time buyers, families and people wishing to downsize.

The site is located on the north-western edge of Tattenhall, close to existing homes and within walking distance of the village’s shops, services, primary school and public transport connections.

Other land nearby is also the subject of residential planning proposals. This places the site within an emerging area of growth and highlights the importance of considering development comprehensively, with coordinated connections, infrastructure and green spaces.

The illustrative layout is at an early stage. Feedback received through the public consultation will help shape the proposals before an outline planning application is submitted to Cheshire West and Chester Council.

Muller Property Group’s site provides an opportunity to help create a more coherent and connected pattern of development. The proposals will therefore consider how the site relates to neighbouring land, including potential walking and cycling links, green infrastructure, drainage and the relationship between new and existing neighbourhoods.

This approach will help ensure that the site can form a thoughtful extension to the village rather than an isolated development.

The proposals are being shaped by the site’s existing landscape features and its relationship with Tattenhall.

Next steps

Muller Property Group is undertaking public consultation while the proposals remain at an early stage.

Comments received from residents, community representatives and other stakeholders will be reviewed by the project team and used to inform the scheme. Following this process, an outline planning application will be prepared and submitted to Cheshire West and Chester Council.

The application will establish the principle and broad parameters of development. Matters such as the detailed design of individual homes, materials and landscaping would be considered through subsequent reserved matters applications.
