Muller Property Group has submitted an outline planning application for a high-quality residential development of up to 40 new homes on land west of Cliffe Road, Glossop, Derbyshire.
The proposals will bring forward a 6-acre (2.45 hectare) site within the settlement boundary of Glossop, creating a sustainable new residential development within walking distance of the town centre, railway station and a wide range of local services and amenities.
The submission represents an important milestone in progressing the site and follows pre-application engagement with High Peak Borough Council.
A Sustainable Residential Development for Glossop
The proposals seek to deliver up to 40 new homes, providing a mix of property sizes and house types designed to respond to local housing needs and the character of the surrounding area.
The scheme has been carefully developed to reflect the site’s location and topography and includes:
- A mix of high-quality new homes
- Homes ranging from two to four bedrooms
- Vehicular access from Cliffe Road
- Pedestrian connections to the existing footpath network
- Landscaped buffers and areas of open space
- A layout designed to respond sensitively to the character and landscape of Glossop
The site is enclosed by existing development on three sides and sits within the built-up area boundary of the town, forming a natural opportunity for the continued growth of Glossop.
A Well-Connected Location
Located approximately 500 metres south-east of Glossop town centre, the development benefits from excellent access to the town’s shops, supermarkets, restaurants, leisure facilities and other everyday services.
Glossop railway station is approximately a 12-minute walk from the site and provides regular rail services towards Manchester, while nearby bus services connect the site with the town centre and surrounding communities.
The site also benefits from access to the A57 and A624, providing wider connections towards Manchester, Stockport, Sheffield and the surrounding Peak District communities.
Progressing Through Planning
The planning application follows pre-application engagement with High Peak Borough Council and has been informed by detailed consideration of landscape, heritage, highways, drainage, ecology and infrastructure matters.
The site lies within the settlement boundary of Glossop and is currently undesignated land within the adopted High Peak Local Plan.
The submission marks the next stage in Muller’s strategy to bring forward a deliverable and sensitively designed residential development that can contribute towards meeting local housing needs.

The application will now be subject to the statutory consultation process, providing local residents, stakeholders and statutory consultees with the opportunity to comment on the proposals before the application is determined by High Peak Borough Council.
