Rural Land Development & Promotion
Unlock the development potential of your rural land
Could your rural land be part of future growth?
Land on the edge of a village, town or existing settlement can have development potential that isn’t immediately obvious.
Muller Property Group specialises in rural land promotion. We identify promising opportunities, invest our own capital in the planning process and work to secure planning permission that unlocks the development potential of your land.
You retain ownership of your land. We provide the capital, expertise and long-term planning strategy needed to bring the opportunity forward.
Own rural land? It may have development potential you haven't considered.
Could your rural land have development potential?
Rural land doesn’t need planning permission or an existing development allocation before you speak to us.
Some of the strongest opportunities begin with land that is still being used as farmland, pasture or paddocks but sits in a location where future development could make sense.
The question is not simply “Can houses be built here?”
It’s whether there is a credible planning case for development and whether the site’s location, access, surroundings and constraints support that case.
You don’t need to work that out yourself. That’s what our initial appraisal is designed to establish.
What types of rural land do we consider?
Village-edge land
Farmland
Paddocks and grazing land
Larger rural holdings
Land near existing infrastructure
Strategic rural land
Rural land development can be a long-term opportunity
Rural land promotion isn’t always about submitting a planning application immediately.
The right strategy may require the land to be promoted through the longer-term planning process, supported by technical evidence and engagement with the relevant planning authority.
That requires patience, specialist expertise and significant investment — with no guarantee at the outset that the land will ultimately secure planning permission.
For an individual landowner, taking that on independently can mean committing substantial time and money to an uncertain process.
Muller takes on that planning investment and risk.
We invest in the potential of your land
If we believe your rural land has a genuine development opportunity, we’re prepared to commit our own resources to pursuing it.
We fund the planning and technical work required to build the case for development, coordinate the specialist consultants and manage the strategy for bringing the site forward.
You retain ownership of your land throughout the promotion process.
And you’ll deal directly with experienced members of the Muller team who understand your site and remain closely involved throughout.

What makes a strong rural development opportunity?
Every site is different, but there are several characteristics we consider when assessing the potential of rural land.
Location
Land adjoining or close to an existing town or village can have a more logical relationship with future settlement growth.
Access
We consider whether safe and practical access could potentially be achieved from the existing road network.
Local services
The relationship with existing shops, schools, transport and other facilities forms part of our assessment of the site’s location.
Site constraints
Flood risk, landscape considerations and environmental constraints can influence whether development is realistically achievable.
Scale
The size and configuration of the land need to support an appropriate and deliverable development opportunity.
A site doesn’t need to tick every box before you contact us. Our job is to investigate the opportunity and give you a realistic view.

Maximise the land value

Strategic land can require patience
Not every development opportunity is ready for a planning application today. Rural land can require a longer-term strategy. That may involve establishing the site’s credentials, commissioning technical evidence and promoting the opportunity through the planning process over time.
For a landowner, that can be difficult to pursue independently because the costs begin long before the outcome is known. Muller has the experience, resources and capital to take that longer-term view. Where we believe in a site, we’re prepared to invest in the work required to establish its development potential.

Rural Land Development FAQs
How do I know if my rural land has development potential?
A number of factors can influence development potential, including the land’s relationship with an existing settlement, access, surrounding infrastructure, environmental constraints and the wider planning context.
You don’t need to establish this yourself. Muller can carry out an initial appraisal and give you a straightforward view of whether we believe there is a realistic opportunity.
Does my land need to be allocated for development already?
Not necessarily. Some rural land opportunities require a longer-term promotion strategy. Our initial assessment considers the current planning position and what route may be available for bringing the site forward.
Does rural land need to be next to a town or village?
Location is an important consideration. The existing Muller brief identifies land adjoining or close to existing settlements as one of the characteristics it looks for when assessing rural opportunities.
Every site is different, however, which is why we recommend having the land assessed rather than ruling it in or out yourself.
Who pays for the planning process?
Where Muller agrees to promote a site, we fund the planning and technical work required to bring the opportunity forward using our own capital.
Do I retain ownership of my land?
Yes. You retain ownership of the land while Muller undertakes the agreed promotion work.
How long does rural land promotion take?
Rural land promotion can be a long-term process, particularly where the opportunity needs to progress through wider planning reviews before a planning application can be pursued.
The appropriate strategy and likely timescale depend on the individual site’s planning position.
What information do you need to assess my land?
Start with the location and basic details of the land. From there, our team can review the planning context and identify whether further investigation is warranted.
