Egham Care Home Site Acquired, Muller Property Group

Muller Property Group has announced the acquisition of a 0.9-acre site in Egham, within the Borough of Runnymede, Surrey.

Located off Thorpe Lea Road, just 19 miles from central London, the site has been identified to deliver a new 60-bed care home, and provide much-needed specialist care accommodation.

The area boasts a strong catchment of 91,000 people within a three-mile radius, offering a compelling demographic profile for elderly care services. The project aims to meet a significant shortfall in local provision, with a current undersupply of 243 wet rooms identified within a four-mile catchment.

The site falls within the allocated development area defined under Policy SL8: Housing Allocation at Thorpe Lea Road West, Egham, which forms part of Runnymede Borough Council’s adopted Local Plan. This policy earmarks the area for a minimum of 250 new C3 dwellings and three Gypsy/Traveller pitches.

Currently home to a detached house and gardens, the site is level, rectangular, and directly accessed from Thorpe Lea Road. The proposal will aim to sensitively integrate the care home into the surrounding environment while delivering essential care capacity for the region.

Egham is a vibrant town with strong transport links and a diverse employment base, including multinational corporations and educational institutions such as Royal Holloway, University of London. The town’s proximity to Staines-upon-Thames, Windsor, and Heathrow further enhances its strategic significance. The site benefits from excellent transport connections, with two bus stops within 100 metres and convenient access to the wider Egham area and beyond.

This development represents a unique opportunity to deliver much-needed care accommodation in a growing and underserved market, while also making efficient use of allocated land in line with local planning policies.

An outline planning application for a three-storey care home with basement service facilities is being prepared for submission to Runnymede Borough Council later this year.
