Muller Property Group has revealed proposals for the next stage of development at Houndings Lane, Sandbach, outlining a vision for a sustainable, landscape-led neighbourhood that meets the growing housing needs of the Borough while enhancing the local environment.

Building on the success of Phase 1, Muller Property Group’s Phase 2 proposals aim to deliver up to 500 high-quality new homes across approximately 40 hectares (98.8 acres) of land situated immediately south of Sandbach’s urban area.

The emerging proposals set out a balanced mix of homes in various sizes, types, and tenures, including 30% affordable housing, alongside:

  • A new country park and extensive public open spaces

  • Sports and leisure facilities

  • Sustainable drainage solutions

  • Green infrastructure and biodiversity enhancements

  • A minimum 10% Biodiversity Net Gain on-site

 

Two vehicular access points are proposed, one connecting through the Phase 1 development to the north and another via a new junction on the A534 to the west. A Transport Assessment will also be submitted to Cheshire East Council to assess local traffic impacts and identify any necessary improvements or mitigation measures.

The design promotes sustainable and healthy living, with well-connected walking and cycling routes and a safe, legible street network where homes front onto public spaces, helping to create a strong sense of community and place.

Through extensive environmental and technical studies, the masterplan for Phase 2 has been shaped by a robust understanding of the site’s opportunities and constraints. The result is a landscape-led design that balances housing delivery with green infrastructure, and community well-being.

The site lies outside the Green Belt and occupies a highly sustainable location on the edge of Sandbach’s settlement boundary. It was submitted to Cheshire East Council’s Call for Sites and has been promoted through the Council’s Local Plan review.

Amendments to the National Planning Policy Framework (NPPF) announced in late 2024 have increased the housing requirement in Cheshire East from 1,800 to 2,603 homes per year. With the Council now operating with less than a five-year housing land supply, new deliverable sites such as Houndings Lane Phase 2 are vital to meeting the area’s growing housing demand.

Muller Property Group is committed to engaging with stakeholders and the local community throughout the planning process. To help shape the proposals for Phase 2, an online public consultation will launch later this year, providing residents and stakeholders an opportunity to view plans, share feedback, and ask questions.

An Environmental Impact Assessment Scoping Application has already been submitted to Cheshire East Council as part of the next stage in the planning process.
