Muller Property Group has submitted a hybrid planning application for Phase 2 of Sandbach South, representing the next stage in the creation of a high-quality, sustainable extension to Sandbach.

Building on the approved Phase 1 development immediately to the north, Phase 2 has been carefully masterplanned to deliver a landscape-led neighbourhood that provides much-needed homes, significant green infrastructure and new community facilities whilst responding positively to the surrounding countryside.

The proposals have evolved through extensive technical assessment, stakeholder engagement and a comprehensive masterplanning process to create a distinctive new place that reflects the character of Sandbach and supports Cheshire East’s growing housing needs.

 

The Proposal

The hybrid planning application seeks permission for a comprehensive new neighbourhood comprising up to 452 new homes alongside a wide range of supporting infrastructure and community facilities.

The proposals include:

  • 452 new homes across a mix of sizes and tenures
  • 30% affordable housing
  • A new local centre providing everyday services
  • Extensive public open space and green infrastructure
  • Sports and leisure facilities
  • Sustainable drainage systems (SuDS)
  • Ecological enhancement and biodiversity improvements

The application includes full planning permission for the primary infrastructure required to unlock the site, including new access roads, drainage infrastructure, development plateaus and below ground infrastructure works, with outline permission sought for residential development, a local centre, sports and leisure uses, a substation, replacement of pedestrian footbridge, and associated infrastructure including landscaping, public open space, access and drainage.

The proposals have been designed around the site’s existing landscape features, retaining and enhancing mature hedgerows, trees, ecological corridors and public open spaces to create a green framework throughout the development.
