Muller Property Group has completed the sale of its care home development site in Sandy, Bedfordshire, to a national operator, marking an important step towards delivering 80 new care bedrooms for the area.
The London Road site benefits from outline planning permission for a purpose-built, 2.5-storey care home, secured on appeal in July 2025. The sale follows Muller’s work to bring the site through the planning process and establish the case for additional care provision locally.
The scheme has been designed around residents’ comfort and wellbeing, with spacious en-suite bedrooms, lounge and dining areas, a café bistro, a hair and nail salon, and secure landscaped gardens. The proposals also include dedicated staff facilities, parking and servicing, with access via the existing entrance on London Road.
The development will help address an identified shortage of care accommodation. Muller’s Care Home Needs Assessment highlighted a projected shortfall of 146 beds by 2030, with the appeal Inspector recognising that the proposed home would make a significant contribution towards meeting local need.
Julie Doherty, Managing Director of Care at Muller Property Group said:
“Completing the sale of our Sandy site is an important milestone in bringing much-needed care accommodation to the town.
“We identified a clear need for additional care beds and worked through the planning process to secure approval for a scheme designed around the comfort and wellbeing of future residents. We are pleased to see the site pass to a national operator to take the project forward.
“This transaction reflects our approach to identifying locations where new care provision is needed, securing planning permission and bringing development opportunities to market.”
The planned home is expected to create employment during construction and once operational, while providing additional care accommodation for Sandy and the surrounding community.
