Muller Property Group is excited to announce the submission of a proposed care home development at Holmlea, Derby Road, Ashbourne. The project is situated approximately 2 kilometers east of Ashbourne Town Centre, on the north side of Derby Road, adjacent to the eastern terminal roundabout for the A52 Ashbourne By-pass, and positioned between Derby Road to the South and the expansive Airfield Industrial Estate to the North.

The site spans approximately 1.6 acres and gently slopes from East to West along the Derby Road frontage. At present, the location is occupied by a detached residential property known as ‘Homlea’ and a cleared plot of land lying between Homlea & Rushclose, the neighbouring property.

The proposed development comprises a state-of-the-art 74-bed care home, offering accommodation across 2.5 storeys. The existing structures on the site will be demolished to make way for this new facility.

Each of the 74 bedrooms within the care home will feature their own facilities, ensuring comfort and convenience for residents. Additionally, the development will include communal facilities on all floors, along with offices and ancillary accommodation for operational staff.

The care home building will take on a ‘T’ shaped design, creating a welcoming courtyard space. Ample parking will be available on the Western side of the building, featuring 27 parking bays, including 3 designated for disabled visitors and 1 for ambulance as well as EV charging infastructure. The surrounding area will be maintained by enhancing the existing landscapes & boundaries, offering garden spaces and terraces for the enjoyment of the residents. To maintain the peace and tranquility of the neighbourhood, a soft landscape buffer has been positioned along the Eastern boundary with Rushclose.
