Muller Property Group launches consultation on plans for new homes in Tattenhall

Muller Property Group has launched a public consultation on proposals for a landscape-led neighbourhood of around 130 homes on land north of Chester Road, Tattenhall.

The proposals include 30% affordable housing and a mix of one- to five-bedroom properties, designed to provide homes for first-time buyers, families, downsizers and older residents.

The 17.7-acre site is located on the northern edge of Tattenhall, within walking distance of the village centre. It forms part of an emerging location for growth, with land adjoining and close to the site already subject to separate planning applications for residential development.

These include a pending outline application by Gladman Developments for up to 110 homes on land off Tattenhall Road and a separate proposal by Taylor Wimpey for 110 homes on land at Chester Road, which is currently subject to an appeal.

The level of development interest in this part of Tattenhall highlights the importance of considering future growth in a coordinated way, including how new homes, green infrastructure, drainage, walking routes and local services can work together.

Muller’s site was also identified as TAT07 within a potential direction of growth to the north of Tattenhall through Cheshire West and Chester Council’s emerging Local Plan work.

A landscape-led neighbourhood

The early-stage illustrative layout has been shaped around the site’s existing landscape and environmental features.

Keys Brook would be retained within a generous green ecological corridor running through the centre of the development. The corridor would incorporate new habitats, sustainable drainage features and informal walking routes.

Existing trees and hedgerows would be retained wherever possible and supplemented with new native planting. The proposals also include:

  • Around 130 new homes in a range of sizes and types
  • 30% affordable housing integrated throughout the development
  • Public open space and two children’s play areas
  • New pedestrian connections and retention of the existing public right of way
  • A green ecological corridor along Keys Brook
  • Sustainable drainage and water attenuation features
  • New planting and habitat creation to deliver at least 10% biodiversity net gain
  • A new vehicle and pedestrian access from Chester Road

The layout remains at an early stage. Feedback received during the consultation will help inform and shape the proposals before an outline planning application is prepared.

“Tattenhall is already being considered as an important location for future housing growth. With adjoining and nearby land subject to separate planning applications, it is important that proposals for this part of the village are considered within their wider context.

“Our site is well related to the existing settlement, lies within walking distance of the village centre and has been identified by the Council within a potential direction of growth through its emerging Local Plan work.

“Our aim is to create more than a standalone housing development. We want to deliver a well-connected, landscape-led neighbourhood that responds sensitively to Keys Brook, existing trees and hedgerows and Tattenhall’s distinctive village character.

“These plans are still at an early stage, and we would encourage local residents to review the proposals and share their views. The feedback we receive will be carefully considered as the plans develop.”

The proposals are being brought forward against a backdrop of significant housing delivery challenges across Cheshire West and Chester. The Council’s latest published assessment identified an indicative requirement of 526 homes for the Tattenhall neighbourhood area over a 20-year period. Cheshire West and Chester could also demonstrate only a 1.89-year supply of deliverable housing land as of April 2025, compared with the Government requirement of five years.

Muller’s proposals would make a measured contribution towards meeting local and borough-wide housing needs while supporting the continued vitality of Tattenhall’s shops, services and community facilities.
