Ashbourne is a market town in the Derbyshire Dales district in Derbyshire. The town is 14 miles west of Derby, 21 miles south-east of Buxton, 22 miles east of Stoke-on-Trent, 49 miles south-south-east of Manchester, 35 miles south-west of Sheffield and 27 miles north of Lichfield.

The site is closely located to Ashbourne Town Centre and is easily accessible by road the nearby convergence of the A52 and A515 provide access to nearby towns. Bus routes run along Derby Road and provide public transport with bus stops within walking distance of the site providing access to the centre of Ashbourne.

Opportunities for residents gardens have been defined and areas to improve the sites biodiversity. Existing trees and hedgerows are to be protected from construction activity and retained thereafter wherever possible.
