Muller Property Group control circa 30.27 acre (12.25 hectares) of land located at the northern edge of the market town of Swaffham.
The vision for the Site, aims to create a new high-quality, sustainable mixed-use development as a sustainable extension to the existing Eco-Tech Business Park, north of Swaffham providing a range of commercial employment space alongside over 130 new homes. All residents will have immediate access to open space, with direct access to walking / cycling routes, and public transport links into central Swaffham.
Swaffham is recognised as one of the most sustainable towns in the west half of the District of Breckland, providing a range of services and facilities for its residents.
The Site is well located to Swaffham town centre and to existing shops, businesses and key routes in and out of Swaffham. The Site has good road links, with the A47 running north of the Site. The nearest junction sits just 70m east of the Site.
Breckland District Council
Muller Property Group submitted representations to Breckland District Council in 2022 and 2023, promoting the site through the Local Plan Update. The southern part of the land is currently allocated as “Saved Employment Allocation” in the Breckland Local Plan (2019). The employment allocation at the Site no longer needs to be retained in full, and the site is promoted for a mixed-use development, comprising residential, employment and open space.
We are now preparing an outline planning application for a new mixed-use neighbourhood development designed to blend with Swaffham, comprising:
- A 3.82 hectare residential development platform, resulting in up to 133 dwellings.
- Up to 3.4 hectare of employment development, which will provide new job opportunities and forms a sensible extension to Eco-Tech Business Park.
- Two points of vehicular access, one providing access to the residential elements of the masterplan, and one to the east, providing a separate access point to the commercial buildings.
- 9 hectares of open space which is to be fronted by residential development.
- The existing 0.62 hectares of woodland belt running from east to west across the Site is to be retained and enhanced.
