Proposal

Muller Property Group is bringing forward plans to help address the local housing shortage in Cheshire East, by delivering a mix of housing that reflects local needs, on land west of Moorsfield Avenue, Audlem, Cheshire.

The plans will deliver up to 127 homes in a variety of styles and sizes, with 30% of the properties made available as affordable. The proposed development includes a range of one to five-bedroom homes, catering to first-time buyers, growing families who need more space, as well as those looking to downsize.

Set within landscaped grounds and green open space, this high-quality and sustainable neighbourhood is designed to enhance local biodiversity, with an area totalling 3.3 hectares designated for a new country park providing opportunities for recreation and habitat enhancement.

The scheme has been sensitively designed, taking into consideration the local landscape context, and our proposals would create a sustainable and integrated development that would make an important contribution to the local housing supply.

 

Location and Access

The proposed development site comprises circa 9.3 hectares of greenfield land located on the south-western edge of Audlem. The site boarders an existing housing development to the south-east. The A525 Whitchurch Road runs close to the site to the south-east and the Shropshire Union Canal forms the northeastern boundary of the site. The western boundary is formed by the River Weaver.

Access to the site will be taken via an extension to the existing Tollgate Drive as well as a new access from Moorsfield Avenue. This will provide two access points for traffic to disperse onto the local road network.

 

Benefits

This scheme will deliver a number of benefits such as the provision of much needed market and affordable homes, as well as:

  • Retention of established trees and the introduction of new habitats and ecological enhancements to support local wildlife and ensuring a 10% biodiversity net gain.
  • New pedestrian links across the site to stitch the new neighbourhood into the existing community and connect to existing footpaths
  • New play areas delivered throughout the site for children to enjoy.
  • Meeting local need for new private homes, as well as delivering 30% as affordable
  • Significant areas of open space including a large new parkland area to the south-west of the site
  • A significant investment into Audlem and the wider Cheshire region, providing an economic boost and the creation of new employment opportunities
  • Support existing local businesses and help create additional employment through new opportunities for local sub-contractors and the supply chain

 

A two week pre-application public consultation was held from Monday 24th March to unveil our draft proposals and gather feedback from local residents before we submitted an Outline Planning application.
