Proposal

Situated in the town of Barnoldswick, Lancashire, this proposed residential development reimagines a 5.7-acre brownfield site at the western end of the town. The site, formerly occupied by the historic Fernbank Mill, presents an opportunity to transform a previously industrial area into a vibrant residential community. Situated near the Forest of Bowland and the Yorkshire Dales, this location offers both connectivity and natural charm, with convenient access to local amenities and transport links such as the M65 motorway.

 

Development Vision

The project aims to deliver up to 101 high-quality homes, together with open space, access, drainage infrastructure and landscaping. The design integrates seamlessly with the surrounding environment, combining sustainability and local character. An allocation of affordable housing will be included, comprising Shared Ownership and Social Rent options.

A mix of housing types will cater to diverse community needs, including:

  • 1 & 2-bedroom apartments
  • 2 & 3-bedroom townhouses
  • 3 & 4-bedroom semi-detached homes

 

Site Context and Design Approach

The masterplan reflects a thoughtful approach to the site’s unique characteristics and history:

  • Connectivity: A singular vehicular access point from Fernbank Avenue connects to an internal road network accommodating all vehicle movements. Pedestrian pathways link the site with surrounding footpaths, enhancing accessibility.
  • Landscaping: Mature hedgerows and trees along the boundaries will be preserved and integrated into the new green spaces, creating a harmonious interface with the adjoining countryside.
  • Built Form: The homes will be predominantly two storeys, with select three-storey buildings to add variety. The architecture will draw inspiration from Barnoldswick’s local vernacular, using limestone, Millstone Grit, and complementary materials.

 

Community Engagement

Muller Property Group held a public consultation to unveil our draft proposals and gather feedback from local residents on our plans. The consultation has now closed for comments whilst a final planning application is being prepared.
