Maylands Park, Nantwich – Phase 2: Proposal
Muller Property Group is bring forward proposals for Phase 2 of the Maylands Park Development in Nantwich. The proposals will deliver around 400 high-quality homes offering a range of sizes, types and tenures, including a policy- compliant proportion of 30% affordable dwellings, ensuring a diverse and sustainable community, alongside green spaces, improved infrastructure, and sustainable drainage solutions.
The site area measures 49 acres (19.84 hectares) of which 34.4 acres will be for the proposed housing scheme, with the remaining 14.6 acres for public open space, landscaping, Biodiversity Net Gain enhancements, newt mitigation, and wildlife habitat.
The site is located outside the greenbelt and occupies a highly sustainable location on the edge of the settlement boundary of Nantwich. It was submitted via Cheshire East Council’s latest Call for Sites and promoted through the Council’s review of the Local Plan.
Location and Access
The proposed development site for Maylands Park Phase 2 comprises approximately 20 hectares of agricultural land situated immediately south of Nantwich’s urban area. To the north lies the residential development of Stapeley Water Gardens, along with land consented as Maylands Park Phase 1, which benefits from various planning permissions for residential development, a local centre, a retirement home, employment development, and public open space including a new village green, children’s play areas and allotments.
Primary access to the site is proposed via the spine road through the consented Phase 1 development to the north, which connects to Peter Destapleigh Way (A530). A secondary access is proposed to the west of the site, linking to Broad Lane (A259). As part of the proposed development, the spine road will link Peter Destapleigh Way (A530) to Broad Lane (A529), providing an alternate route into Nantwich from the south.
Maylands Park Phase 1: Residential, Retirement & Care Development
Muller Property Group is delivering a carefully planned mix of residential, retirement, and specialist care accommodation as part of Phase 1 at Maylands Park.
- Phase 1A – Residential Development: Delivering 188 homes (30% affordable), open space, and major secondary and special educational needs contributions. Currently being delivery by David Wilson Homes.
- Phase 1B – Retirement Living: This scheme introduces a purpose-built 49-bed retirement community, offering 28 one-bedroom apartments and 21 two-bedroom apartments. Designed to support independent later-life living, this development includes contributions towards off-site affordable housing, outdoor sports facilities and NHS healthcare services. To be delivered by McCarthy Stone.
- Phase 1B – Residential Development: The residential scheme will deliver 40 new homes with 30% affordable housing, public open space and landscaping, associated highways and infrastructure improvements. The Section 106 Agreement includes contributions towards education, outdoor sports, and NHS healthcare services. To be delivered by Anwyl Homes.
- Phase 1B – Care Home: This proposed 80-bed care home is designed to provide specialist care for individuals with mid to high-level dementia and nursing needs. The scheme will offer ensuite wet rooms in all bedrooms, fully wheelchair accessible, community-based amenity spaces for living, dining, and activities, and a layout that supports high-acuity care within a dignified, home-like environment.
