Proposal
Muller Property Group has submitted an outline planning application for a new residential development on land to the west of Harley Road in Cressage, Shropshire. The scheme has been carefully designed to provide much-needed homes, high-quality public open space, and lasting benefits for the local community.
The application seeks permission for up to 60 new homes with a mix of 2, 3, 4 and 5-bedroom properties. A variety of house types will be provided, including 20% affordable housing, helping to meet local needs and support a diverse community.
Protecting and enhancing the natural environment is central to the plans. Existing trees and hedgerows will be retained wherever possible, with new planting, neutral grassland, and a drainage attenuation pond proposed. Together, these measures deliver a biodiversity net gain of more than 10%, creating new habitats and supporting local wildlife.
The development will deliver over 6,500 sqm of new public open space, exceeding policy requirements and creating safe areas for recreation and wellbeing. It will also provide improved pedestrian footways, a new crossing point on Harley Road, and traffic calming measures to ensure safer connections within the village. Designed with sensitivity to the local setting, the homes will reflect the existing style and scale of Cressage, each offering private gardens and off-road parking.
The site has long been identified as suitable for housing and is the preferred location for new development in Cressage under Shropshire Council’s draft Local Plan. With the county’s housing needs nearly doubling under the Government’s revised methodology, this scheme will make an important contribution while respecting the rural character of the village.
