Proposal

Muller Property Group promoted the site on behalf of two landowners for a new residential community on a 1.30-hectare site located southeast of Sandbach town center, east of Hassall Road. The site, used as a paddock with a small stable block, is a roughly rectangular parcel measuring approximately 209 meters in length and up to 95 meters across its widest point.

The site is bordered to the west and north by existing residences on Hassall Road, Cross Lane, and Cold Moss Drive, with open countryside and grazing land extending eastward. The boundaries are well-defined with established hedges and a ditch along the eastern edge bordering the grazing land. The area’s housing primarily consists of post-war and modern one- and two-story semi-detached homes, smaller terraced houses, bungalows, and some larger detached homes, blending harmoniously with the new development’s design.

The site secured planning permission for a total of 39 dwellings, offering a mix of two- and three-bedroom mews homes, along with three- and four-bedroom detached houses, designed to fit seamlessly into the area’s character. Both landowners wanted a high-quality residential development that provided open market, affordable, accommodation.
