The outline planning application seeks permission for up to 69 new homes with all matters reserved except access, which will be taken from Alrewas Road via the demolition of 91 and 93 Alrewas Road. The scheme will create a well-designed extension to the village, delivering a balanced mix of homes, new green infrastructure and biodiversity enhancements, while responding sensitively to the site’s landscape and settlement context.

The proposed development will offer:
- Up to 69 new homes on approximately 3.57 hectares of greenfield land to the north of Alrewas Road (A513)
- A mix of one to four bedroom properties, with an emphasis on two and three bedroom homes to reflect local housing need

Site and Surroundings
The site comprises agricultural land to the north of properties fronting Alrewas Road, bordered by existing residential development to the west and south, with open fields to the north and east. The site measures approximately 3.57 hectares, and sits at the established edge of Kings Bromley. Myers Lane runs along the western and northern boundaries, providing agricultural access to land beyond.
Access and Site Layout
Vehicular access will be taken from Alrewas Road via a new junction, created through the demolition of 91 and 93 Alrewas Road. Internally, the layout integrates with existing streets to the west and south, forming a logical continuation of the village while maintaining landscaped edges to the north and east. A connected network of footways will provide direct walking links to local facilities including the Co-op store, primary school, village hall and bus stops on Alrewas Road. Public open space, play areas, allotments and wildflower meadow are distributed as multi-functional green spaces throughout the site, supported by a SuDS drainage strategy incorporating attenuation basins and enhanced planting.

Benefits
The scheme will make a meaningful contribution to housing delivery in Lichfield District. Up to 69 new homes, including 19 affordable units with a focus on two and three bedroom properties, will help address the identified need for smaller and more attainably priced homes in the area. By increasing the number of households using local shops, the primary school, community facilities and bus services, the development will also help sustain Kings Bromley’s existing services and strengthen its role within the rural settlement hierarchy.
Environmentally, the scheme delivers new green infrastructure, boundary planting, street trees and habitat creation to achieve measurable biodiversity net gain, alongside a SuDS drainage strategy that manages surface water run-off and mitigates flood risk.
