Proposal

Muller Property Group has submitted an outline planning application for the delivery of up to 71 new homes with associated infrastructure and a new country park on land north of The Burgage, Eccleshall, Staffordshire.

The 5.91-hectare site lies north of existing homes at The Burgage and King’s Vale. Currently comprising grassland, scrub, and a small pond, the land is well suited to a carefully designed residential development that enhances its natural features.

Access for vehicles and pedestrians will be via The Burgage, ensuring strong links into the existing community.

The proposals will include a mix of two to four-bedroom homes, including 40% affordable housing, to support first-time buyers, families, and downsizers.

The landscape-led new neighbourhood is thoughtfully designed to integrate with its surroundings, the proposal prioritises green infrastructure, retaining and protect the existing pond and key tree groups, safeguard existing hedgerows along the site’s boundaries, introduce new planting, seeding, and accessible pathways.

The northern half of the site will be transformed into a dedicated 10-acre country park, complete with walking routes, natural planting, and areas for recreation.

This space has been designed to align with the Eccleshall Neighbourhood Plan, which highlights the delivery of a new riverside country park as a key community aspiration. Once complete, the park will provide significant social, health, and environmental benefits for both new and existing residents.

New vehicular, pedestrian, and cycle-friendly access will be via The Burgage, ensuring strong links into the existing community.
