Proposal
Muller Property Group control and are promoting a 9 acre (3.64 hectares) site to the west of Woore, Shropshire for residential development. The proposal is for a new residential community on land off Audlem Road, Woore, delivering up to 65 new homes in a carefully designed layout that blends with the village’s character while enhancing local amenities.
The development will provide a variety of 2, 3, 4 and 5-bedroom homes, offering choice for families, couples, and downsizers alike. As part of this mix, 15% of homes will be delivered as affordable housing, secured through a Section 106 agreement. The final housing mix will be confirmed at the detailed design stage.
The proposed layout focuses development to the north, east and west of the site, with significant areas of public open space positioned along the southern boundary and near the main entrance. In total, the scheme provides over 5,000sqm of green space—well above the requirement for a development of this size.

The design has been carefully considered to complement the existing village of Woore. The development represents a natural infill site between Freshfields and adjacent housing, reflecting the established semi-detached and detached brick-built properties found locally.
Each home will benefit from private gardens and off-road parking, while materials and detailing will be selected at the next stage to reinforce Woore’s distinct character.
Access will be provided from Audlem Road, a main route between Stoke-on-Trent and Whitchurch. The proposed access point is designed to modern safety standards, with good visibility splays, a 30mph speed limit, and existing street lighting in place.
The scheme has been shaped around the site’s existing trees and hedgerows, retaining much of the green framework. New landscape buffers will strengthen the southern and eastern boundaries, enhancing biodiversity and creating a greener edge to the village.
Importantly, the development will deliver a biodiversity net gain of over 10%, ensuring long-term environmental benefits alongside much-needed housing.

Muller Property Group submitted representations to Shropshire Council, promoting the site for residential development within the Shropshire Local Plan, and have submitted an outline planning application to Shropshire Council.
