Muller Property Group has submitted an outline planning application to Stafford Borough Council for a new residential development of 55 new homes on land to the south of Shaws Lane, Eccleshall. The proposals will bring much-needed housing, including affordable homes, while delivering wider community, environmental, and infrastructure benefits. 

The 2.8-hectare site is positioned on the south-western edge of Eccleshall, adjacent to existing residential areas. Its location ensures convenient access to the village’s wide range of amenities, including convenience stores, schools, medical services, restaurants, sports facilities, and community centres, all within walking distance.

The scheme is designed to provide a balanced housing mix, including two, three, four, and five-bedroom homes in a variety of styles such as detached, semi-detached, and terraced properties. 40% of the homes will be designated as affordable housing, helping first-time buyers, young families, and those struggling to get onto the property ladder in Eccleshall. 

The site will be sensitively developed, incorporating new open spaces, landscaped areas, and strong pedestrian links. A new internal footpath will connect residents to Bishop Lonsdale Primary School, while improvements to the Public Right of Way will enhance wider walking connections. A widened section of Shaws Lane will ensure safe vehicular access with minimal disruption to traffic flow, while new cycle and footpath connections will encourage sustainable travel. Traffic studies confirm that even during peak times, the additional vehicle movements equate to around one every two minutes, representing only a minimal impact on the local highway network. 

Existing hedgerows are to be retained where possible, with only small sections adjusted for access. The landscape strategy includes planting of specimen trees, meadow grassland, scrub, fruit trees, and new native hedgerows. A Biodiversity Impact Assessment confirms the proposals will deliver an 11.37% net gain in habitat units and a 31% net gain in hedgerow units, ensuring the scheme contributes positively to local ecology.

The proposals come forward at a time of significant housing pressure across Staffordshire. At present, the Council can only demonstrate a 3.65-year housing supply, falling short of the five years required under national planning policy. With the Government aiming to deliver 1.5 million new homes by 2030, sites like Shaws Lane will play a vital role in meeting both local and national housing needs.

The Shaws Lane site represents a logical and sustainable extension to Eccleshall, delivering high-quality homes where they are needed most. With its strong focus on affordability, sustainability, and biodiversity, the development has been designed to benefit both new and existing residents while supporting Stafford Borough’s commitment to addressing the housing shortfall.
