Muller Completes Sale of Middleton Development Site to North Bay Developments

Muller Property Group has completed the sale of its Parkfield House site in Middleton, Greater Manchester, to North Bay Developments, which has been appointed as delivery partner for a new care and residential scheme.

The brownfield site, located on Manchester Old Road, benefits from full planning consent for a high-quality mixed-use development comprising an 80-bed, purpose-built care home alongside 20 residential townhouses.

Planning permission for the scheme was secured from Rochdale Borough Council in December 2025, following a detailed design and consultation process led by MullerProperty Group. The approved proposals will see the demolition of the existing derelict Parkfield House and the regeneration of the site into a modern care and housing development.

North Bay Developments will now take forward delivery of the scheme, while Highgate Care has been appointed as the operator for the care home, bringing its expertise in delivering high-quality care environments.

The consented plans include a three-storey, purpose-built care facility offering en-suite wet room accommodation, communal lounges, café space and dedicated wellness amenities designed to support high-quality care provision.

Alongside the care home, the development will deliver a collection of two- to four-bedroom townhouses, contributing to the local housing supply and complementing the surrounding residential area.

As part of the planning consent, a Section 106 agreement was secured, providing contributions towards local infrastructure and community amenities. This includes £48,638.60 for open space improvements, supporting nearby areas such as Limefield Park, and £53,551.80 towards sports provision at facilities including Limefield Park and Bowlee Park.

Work on site is expected to commence in due course.
