Muller Property Group has submitted an outline planning application for the delivery of up to 48 new homes on land at the southern edge of Eccleshall, Staffordshire.  

The proposed development, designed to be modest in scale and proportionate to the size of the settlement, will bring much-needed new housing while enhancing local green space. 

The 2.2-hectare site sits just 700 metres from Eccleshall Local Centre and is conveniently positioned near an array of local amenities, including schools, parks, shops, healthcare facilities, and leisure venues. 

The development will be accessed via Newport Road to the east and Langton Park to the west, with safe pedestrian connections integrated throughout. Careful attention has been paid to ensuring the layout complements the surrounding residential character while introducing new spaces for leisure, walking, and family activity. 

The submission responds directly to the significant local and national need for new homes. Stafford Borough Council’s latest Five Year Housing Land Supply Addendum (February 2025) confirms a supply position of only 3.65 years—falling short of the Government’s requirement for a minimum five-year supply. Developments like this are essential to address both the local shortfall and the UK-wide target of delivering 1.5 million homes by 2030.  

A key feature of the proposal is the provision of 40% affordable housing, with a mix of homes ranging from 1-bedroom maisonettes to 5-bedroom family houses. This variety is designed to support a diverse community, offering opportunities for first-time buyers, young families, and local residents. 

The scheme also places a strong emphasis on community wellbeing. A generous amount of private and public amenity space will be delivered, with new landscaped areas featuring specimen trees, meadow grassland, and fruit trees. The retention of the woodland and hedgerows, alongside a new footpath connection, will ensure ecological features are safeguarded and enhanced. The Biodiversity Impact Assessment demonstrates a net gain in hedgerow units on-site.

The scheme will make an important contribution to addressing Stafford Borough’s housing shortfall, while supporting national objectives to increase housing supply and deliver sustainable, well-connected communities.
