Muller Property Group has submitted an outline planning application for a high-quality residential development on land off Stonebow Road, Drakes Broughton, which would provide 50 new homes, including 20 affordable homes for local people.

The proposal has been carefully designed to create a sustainable extension to the village, delivering a range of one, two, three and four-bedroom homes, including bungalows to meet the growing demand for accessible housing for older residents and those looking to downsize.

The application comes at a time when Wychavon District Council is experiencing a significant shortfall in its housing land supply, with the planning submission demonstrating the important contribution the scheme could make towards meeting local housing needs.

The proposed development has been designed around extensive green infrastructure, with more than 40% of the site dedicated to landscaped public open space, biodiversity enhancements, sustainable drainage features and children’s play space.

The site sits adjacent to existing residential development and benefits from convenient access to village facilities including schools, shops, public transport and community services, making it a sustainable location for new housing.

The outline application seeks approval for the principle of development and access arrangements, with detailed matters such as layout, appearance, landscaping and architectural design to be considered through future reserved matters applications following planning approval.

The proposals include:

  • 50 new homes, including 20 affordable homes (40%)
  • A mix of one to four-bedroom properties
  • Bungalows to support older residents and accessible living
  • Over 40% of the site dedicated to green infrastructure and public open space
  • Children’s play area and landscaped open spaces
  • Biodiversity enhancements and new tree and hedgerow planting
  • Sustainable drainage systems
  • Electric vehicle charging infrastructure
  • Safe pedestrian and cycle connections to village amenities

The planning application will now be considered by Wychavon District Council following consultation with local residents and statutory consultees.
