Proposal

Muller Property Group has submitted an outline planning application for the proposed construction of a 3-storey 76 bedroom care home on land west of Lindridge Road, Sutton Coldfield. The care home will have full ensuite wet-room provision along with on site facilities for residents and staff, associated landscaping and parking.

Access to the site is proposed via an altered entrance in the existing position, providing vehicular and pedestrian access. Parking is provided within the central parking courtyard and will provides parking for 31 vehicles including 3 disabled bays and an ambulance / delivery bay.

 

Location and Travel

The site is positioned to the South of Lindridge Road which acts as a link to the centre of Sutton Coldfield and nearby villages such as Over Green and Curdworth. Lindridge Road runs parallel with both the M6 Toll and the West Midlands Railway line.

The site is easily accessible by road and has rail lines into the centre of Sutton Coldfield which is 3.8 kilometres by road to the site. Bus routes run along Springfield Road provide access via public transport within walking distance to the site.

Access to Sutton Coldfield train station is provided by either the X4 and X14 bus routes, stops for which are within walking distance of the site.

Landscaping and Bio-diversity

Opportunities for residents gardens have been defined and areas to improve the sites biodiversity. Existing trees and hedgerows are to be protected from construction activity and retained thereafter. Proposed soft landscaping will be carefully selected to provide benefit to wildlife and positions will be identified for wildlife refuge. In positions where existing boundary planting is weak the planting will be supplemented. The introduction of a new wildlife pond to the Western boundary allows for more diverse habitats and additional marginal plant species.

The result of the above has ensure an onsite bio-diversity net gain.
