Muller Property Group has submitted an outline planning application for the creation of up to 48 new homes on land south of Cross Butts, Eccleshall, Staffordshire.
Designed to be modest in scale and proportionate to the village, the scheme will deliver much-needed housing while introducing new landscaped spaces that enhance local wellbeing.
The 2.2-hectare site lies just 700 metres from Eccleshall Local Centre, placing future residents within easy reach of schools, shops, healthcare, parks, and leisure facilities.
Access is provided via Newport Road to the east and Langton Park to the west, with safe pedestrian routes and new footpath connections designed to integrate seamlessly with the surrounding community.
The scheme will include 40% affordable housing, equating to a wide mix of homes from 1-bedroom maisonettes to 5-bedroom family properties. This variety ensures opportunities for first-time buyers, growing families, and local residents looking to remain within Eccleshall.
The development has been shaped around the existing landscape, with:
- Retention of woodland and mature hedgerows
- New landscaped areas featuring meadow grassland, specimen trees, and fruit trees
- Public and private amenity space for leisure, walking, and play
- A net gain in hedgerow units as demonstrated by the Biodiversity Impact Assessment
This outline planning application for 48 homes south of Cross Butts, is one of three sites Muller Property Group are bringing forward for residential development in Eccleshall. The three projects (Cross Butts, Shaws Lane, and The Burgage) will see the delivery of c.160 new homes in total, as well as the creation of new open space for the benefit of local people and new residents alike.
The development will lead to economic benefits in terms of direct and indirect job creation through the construction of new housing. The new residents will also bring additional consumer expenditure into the area, which will contribute positively to the local economy.
The planning application has been submitted to Stafford Borough Council and will be subject to a statutory consultation process.
