Muller Property Group is pleased to promote this 9.45-acre (3.82-hectare) site in Whissendine, Rutland, Phase 2 of residential development.

 

A Prime Location with Excellent Connectivity

Situated on the north-western edge of Whissendine, the development of the site would be a logical, sustainable extension to the village’s growth. To the east, Phase 1 with Outline Planning Approval in 2022 for residential development, and now completed by Mulberry Homes, delivering 66 new homes

 

The site benefits from strong transport links, including:

  • Major road access via the A606 (west), A607 (north-west), and A1 (east)
  • Rail connections to Birmingham, Leicester, Peterborough, Cambridge & London Stansted Airport via Melton Mowbray & Oakham stations
  • Regular bus services to Melton Mowbray & Oakham, with a stop within walking distance

 

A Thoughtfully Designed Development

Our vision for Phase 2 respects the rural charm and character of Whissendine, blending seamlessly into its surroundings. The proposal includes:

  • Up to 73 new homes, including a mix of 2-4 bedroom detached, semi-detached, and terraced houses
  • Affordable housing provision to support local needs
  • Extensive green spaces, including 1.05 acres (0.42 hectares) of Public Open Space (POS)
  • Pedestrian & cycle-friendly access, connecting to Stapleford Road, Walton Close, and Phase 1 open space
  • Enhanced landscaping & natural buffers, preserving mature trees, hedgerows, and woodland for a softer transition into the countryside
  • A new attenuation pond in the north-east, creating a wetland habitat and an attractive natural feature for the community

By integrating green corridors, public footpaths, and natural play areas, this development will foster a vibrant, sustainable, and connected community.

 

In January 2023 we submitted an outline planning application for up to 73 no. Dwellings (All Matters Reserved). In December 2023, Rutland Council refused the application and we are working closely with stakeholders to submit a new application.
