Development Details

The site comprises of approximately 4.8 acres and is located on Clanway Street in Tunstall, Stoke-on-Trent. The land is located within the Stoke Outer Urban Area as categorised by the Newcastle-under-Lyme and Stoke-on-Trent Core Strategy.

The site is surrounded on three sides by existing residential dwellings served from Claway Street to the north and east, Maston Grove to the north west and New Hayes Road to the south east. To the west of the site are existing commercial / industrial land uses.

 

 

A wide range of considerations have been explored, as part of the design process, in order to comprehensively analyse both the site itself as well as the surrounding context to identify ‘key drivers’, which have informed the design.

 

 

Housing need:

  • Policy ASP3 of the Core Strategy relates to the ‘Stoke-on-Trent Outer Urban Area Spatial Policy’ and states that for the period 2006-2026, a minimum of 5,100 dwellings (net) will be built in the Outer Urban Area subject to the outcome of the Regional Spatial Strategy Revision. Such development will be located where this best supports the renewal of the local housing market, communities and town centres, and will seek to address the imbalances caused by a predominance of social housing, and generally improve the quality of the housing stock.
  • The policy goes on to state that the Outer Urban Area must be allowed to grow in a manner which meets local needs but which does not prejudice the sustainable regeneration of the Inner Urban Core. During the plan period, development within the Outer Urban Area should complement the growth planned for the Inner Urban Core.
  • Housing development in the outer parts of the City will play a part in meeting local needs and delivering the national housing growth agenda having regard to local circumstances.
