New Care Home Development Site Acquired in Peterborough by Muller Property Group

Muller Property Group is thrilled to announce the acquisition of a 1.0-acre site in Peterborough, set to deliver a state-of-the-art care home development (Class C2). This proposed care home site acquired in Peterborough will feature approximately 80 en-suite bedrooms, complete with wetroom facilities, ample car parking, and beautifully landscaped external areas.

The newly acquired site, classified as Brownfield Land, is strategically located at the southern edge of Peterborough’s city centre, just 250 meters south of the River Nene. Importantly, the site is not within a Conservation Area and faces no significant flood risk, ensuring a safe and secure environment for future residents.

 

Brownfield Development: A Sustainable Choice

The Government defines brownfield land as previously developed land that was once occupied by permanent structures. In England, brownfield land constitutes 8.7% of the total land area, with 54% of all new homes in 2021/22 being built on such sites. The National Planning Policy Framework (NPPF) and Homes England’s Strategic Plan 2023-2028 emphasise the importance of brownfield development to maximise the use of existing land in urban areas, helping to preserve undeveloped land.

Peterborough is a thriving city with a local authority population of 216,349 as of 2021. This figure is projected to grow to 230,000 by 2031 and 240,000 by 2041. Situated 76 miles (122 km) north of London, Peterborough is located along the River Nene, which flows into the North Sea 30 miles (48 km) to the northeast.
