Proposal

The site is located on the edge of the village of Tarporley and formed a logical infill of the settlement as the site benefits from being surrounded on two sides by existing housing. Tarporley is a highly sustainable village with a wide range of shops, services, schools and transport network. It sits centrally between Chester, Nantwich and Northwich.

The site area measures around 1.98 acres in total (0.80 Ha).

Located within the Tarporley Conservation Area, the site is bordered by open land to the north and west and existing residential dwellings to the south and east on High Street, Birch Heath Road and Bridge town.

An option agreement with the landowners completed in January 2007.

Over the course of the following three years, representations were made on the emerging Chester Local Plan and subsequent Chester West & Chester Local Plan.

In November 2012 the initial scheme plan was drawn up and public consultations were held with the Parish Council and local residents.

In March the following year an outline planning application was submitted for 35 elderly person and retirement dwellings. In June the application was recommended for approval at planning committee and was subsequently approved.

A full planning application was submitted in February 2014 for 18 detached open market dwellings including 20% affordable housing provision.

Despite being recommended for approval at planning committee, the application was refused in June 2014.

A planning appeal was constructed and submitted and in February 2015 the planning appeal was allowed and planning permission was granted in full for 18 dwellings with associated garages, car parking, landscaping, means of access and site infrastructure.
