The site is situated on Oundle Road near the city centre, and was previously home to a pub and offers excellent roadside frontage and easy access to local amenities. The renowned Peterborough Cathedral and River Nene Embankment Park are both within a mile, along with several of the city’s green spaces close by.

Peterborough is a dynamic city with a current population of 216,349, projected to grow to 240,000 by 2041. Located along the River Nene, the city is 76 miles north of London, benefiting from excellent transport links that facilitate easy access throughout the UK.

Peterborough’s transportation network is exceptional, with high-speed rail services along the East Coast Main Line, making it accessible to London, Edinburgh, and other major cities in under an hour. Additionally, the city is well-connected by the A1/M primary route, extensive local bus services, and a parkway system that supports efficient travel.
