The proposed care home site lies to the south of Egham, a town in the Borough of Runnymede in Surrey. The 0.9-acre site is located just off Thorpe Lea Road and only 19 miles from central London. The site has been identified for the delivery of a new 60-bed care home, providing much-needed specialist accommodation for elderly residents in the area.
Meeting Local Care Home Need
The Egham community faces a significant shortfall in care provision. Research highlights an undersupply of 243 wet rooms within a four-mile catchment of the site, while the area itself supports a strong population of 91,000 people within three miles, a demographic that reflects increasing demand for high-quality elderly care.
Strategic Location
The site lies within the allocated development area under Policy SL8: Housing Allocation at Thorpe Lea Road West, part of Runnymede Borough Council’s adopted Local Plan. The policy earmarks the area for new homes and community facilities, making this scheme a fitting and efficient use of land.
Currently home to a detached property and gardens, the site is level, rectangular, and enjoys direct access from Thorpe Lea Road. Plans will ensure the new care home is sensitively integrated into its surroundings, while delivering essential care capacity for the borough.
Egham is a vibrant, well-connected town with strong transport links and a diverse employment base. Home to major corporations and Royal Holloway, University of London, the town also benefits from proximity to Staines-upon-Thames, Windsor, and Heathrow Airport. The site itself is highly accessible, with two bus stops within 100 metres and convenient road and rail connections to the wider region.
Muller Property Group is preparing to submit an outline planning application for a three-storey care home to Runnymede Borough Council later this year.
