Muller Property Group has submitted an outline planning application for the delivery of 65 new homes on land off Audlem Road in Woore, Shropshire.
The 7.9 acres site is located adjacent to the existing settlement boundary, within a highly sustainable location. Woore is recognised as a Community Hub reflecting its range of local services, strong community facilities, and public transport connections.
The site benefits from direct access to the A525 and is linked to the village centre by continuous, well-lit pedestrian footpaths. Woore Primary School, a convenience store, bakery, pub, church, and sports clubs are all within walking distance.
The outlined proposal includes a varied house mix with details to be confirmed at the reserved matters stage. 15% of the homes will be delivered as affordable housing, supporting first-time buyers, young families, and local residents.
Michael Lovatt, Area Land Director at Muller Property Group, said:
“This application represents an important opportunity to deliver much-needed new homes in a highly sustainable location at a time when Shropshire is facing a clear housing shortfall. Woore is a thriving community with a wide range of local services, and our plans have been carefully designed to complement the character of the village while providing high-quality homes, affordable housing, and generous public open space.”
We look forward to working with Shropshire Council to secure a positive outcome for the planning application.”
A central feature of the scheme is the delivery of 1.23 acres of public open space, include a Local Equipment Area for Play, wildflower meadow planting, and recreational areas designed to provide health, social, and wellbeing benefits for residents and the local community.
The existing tree and hedgerow planting on site will be largely retained. Landscape buffers and tree planting will help enhance biodiversity, and integrate the development into the surrounding character of Woore. The proposed development will achieve a net gain of over 10% on site.
Vehicular access will be taken directly from Audlem Road. The site also offers safe pedestrian links and connections to established public rights of way.
The proposal comes at a time when Shropshire faces a shortfall in its housing land supply. Following recent Government changes to the National Planning Policy Framework, Shropshire’s housing need has risen sharply from 1,070 to 1,994 homes per year. The Council has confirmed it demonstrates only a 4.73-year supply of deliverable housing land—well below the required five years. The proposed development at Woore will play a valuable role in helping to meet this shortfall, delivering new homes in a highly sustainable location that aligns with both national and local planning policy.
By combining a sensitively designed residential neighbourhood with generous green infrastructure and good transport connectivity, this outline application seeks to provide a well-balanced, sustainable development that supports both the growth of Woore and Shropshire’s wider housing needs.
