Müller Property Group has submitted an outline planning application to South Kesteven District Council for a high-quality residential development of up to 144 homes on land off The Green, Corby Glen. The scheme includes 30% affordable housing, new public open space and landscaping that responds to the site’s historic and natural character.
The 17.2-acre site lies on the southern edge of the village. Müller has conceived it as a natural extension to Corby Glen, responding to both the existing streets and the surrounding countryside.
Homes and affordable provision
The scheme offers a mix of home sizes and types, creating realistic options for first-time buyers, families and older residents. Thirty per cent of the homes are proposed as affordable housing, helping to meet housing needs in Corby Glen and across South Kesteven. Each home includes a private garden and on-plot parking, and the street layout promotes natural surveillance with a clear distinction between public and private space.
Green space and landscape
Müller has arranged the scheme around a generous network of green space, with strengthened green edges along the western and southern boundaries — including a 10-metre ecological buffer and new planting — to create a gentle transition between the new homes and open land beyond.
Public open space, children’s play areas and allotments are woven through the site, giving residents everyday places to meet, play and spend time outdoors. Natural planting and wetland areas manage surface water while supporting local habitats and biodiversity.
Existing public rights of way are retained and improved. New pedestrian routes connect the neighbourhood into the village and out towards the wider landscape.
Village setting and walkability
The site sits within a few minutes’ walk of the village centre, local shops, pubs and bus stops, and within 15 minutes of both schools and the sports complex. The location directly supports planning policy objectives to focus new housing in sustainable, well-connected locations.
