Proposal

Muller Property Group is preparing to submit a planning application for a mixed use scheme for the proposed construction of an 80 bedroom care home and up to 20 residential dwellings on land east of Taunton Road, Wellington.

The proposed 2-storey care home will have full ensuite wet-room provision along with on site facilities for residents and staff, associated landscaping and parking.

The proposals would also deliver a range of residential properties to suit local market and affordable housing need, including two to four bedroom properties.

Access to the site is proposed via Taunton Road, providing vehicular and pedestrian access. Parking for the care home is provided to the southeast of the site and will provide parking for 26 vehicles including 2 disabled bays and an ambulance / delivery bay.

Location and Travel

The site is positioned to the East of Taunton Road which connect to the centre of Wellington (1 mile). Taunton Road connects onto the A38 which acts as a link to the centre of Taunton and nearby villages such as Bradford-on-Tone and Rumwell.

The A38 runs parallel with both the M5 and the Great Western Main Line. The site is easily accessible by road and the closest railway lines are into the centre of Taunton (6.4 miles) and Tiverton Parkway (11 miles). Bus routes run along Taunton Road provide access via public transport within walking distance to the site.

Access to Taunton train station is provided by either the 22, 22A and X22 bus routes, stops for which are within walking distance of the site.

Benefits

Our proposals would make an important contribution to the local housing market and support an ageing elderly population.

  • The development of 80 high quality bedroom spaces for care.
  • The site will provide up to 20 high-quality homes, varying from 1–4-bedroom properties, ideal for first time buyers, growing families, or those looking to downsize in their later years. A percentage of the properties will be classed as affordable.
  • Creating new homes for an aging community will free up larger family homes no longer required by residents for local families.
  • Residents of the care home will benefit from a purpose built community to suit their specific needs and improve their quality of life, providing a range of care needs.
  • Proposals will include high quality landscaping with a strong focus on biodiversity.
  • Our proposals will include the creation of new open space for the benefit of local people and new residents alike.
  • The project will create long-term new jobs with the delivery of a new care home which will help boost the local economy. Additional jobs will be created during the construction phase of the project.
  • The development will meet a high level of efficiency ensuring more people are able to live in energy efficient homes.
