Proposal
Muller Property Group is bring forward proposals for Phase 3 of the Crewe Northern Gateway Development, the latest milestone in a long-term plan to support the town’s growing housing needs and enhance local infrastructure.
The plans will deliver around 530 high-quality homes, offering a variety of sizes, types, and tenures. This includes a policy-compliant provision of 30% affordable housing, ensuring a diverse and sustainable community. The scheme will also incorporate green spaces, enhanced infrastructure, and sustainable drainage solutions.
The development site consists of approximately 65 acres (26.4 hectares), with areas allocated for housing and dedicated areas for public open space, landscaping, Biodiversity Net Gain enhancements, and wildlife habitat. Landscaped areas will include green spaces, a children’s play area, a playing field, allotments and orchard, with a commitment to achieving at least a 10% Biodiversity Net Gain on-site.
The site is located outside the greenbelt and occupies a highly sustainable location on the edge of the settlement boundary of Crewe. It was submitted via Cheshire East Council’s latest Call for Sites and promoted through the Council’s review of the Local Plan.
Location and Access
Primary access to the site will be via the link road (Hurcomb Way) through the consented Phase 1 & 2 developments to the southwest, connecting to Sydney Road. A secondary access is proposed to the west, linking to Maw Green Road. As part of the Proposed Development, the spine road will link Maw Green Lane to Hurcombe Way and Sydney Road, providing an alternate route into Crewe from the A534 to the east. This will enable the remaining section of Maw Green Road to be utilised as a quiet lane, providing a safe cycle route to Crewe.
Equally, the provision of the spine road will enable bus routes to be rolled out through the Proposed Development area, and the phase one and two sites. Highway improvements to Maw Green Road will help manage traffic flow, service and delivery vehicles, and public transport, while proposed pedestrian and cycle enhancements will further improve connectivity.
The scheme promotes a sustainable and healthy lifestyle through well-planned walking and cycling routes. Additionally, the layout has been designed to create a safe and welcoming environment, with a legible and well-overlooked street network where residential front doors face the street, fostering a strong sense of community and security.

- Phase 1: Delivered 240 homes (20% affordable), open space, and major education and highways contributions. Completed by Anwyl Homes.
- Phase 2: 275 homes (30% affordable), with significant investment in schools, transport, and inclusive infrastructure. Nearing completion by Watkin Jones Homes.
Together, these phases have contributed over £2 million in community investments, with Phase 3 set to continue that legacy.
We are hosting a pre-application public consultation to unveil our draft proposals and gather feedback from local residents on our plans. The consultation will be live from Friday 20th June and closing for comments on Friday 4th July.
