Muller Property Group has submitted an outline planning application to Cheshire West and Chester Council for a high-quality residential development of up to 93 new homes on land east of Chester Road in Malpas.

The proposed development will deliver a thoughtfully designed scheme comprising a mix of one to five-bedroom homes, including apartments, townhouses, and family housing. The plans also include a policy-compliant provision of affordable housing, helping to address local housing needs and support a balanced, inclusive community.

Located on the eastern edge of Malpas, the 4.3-hectare site has been carefully selected for its sustainable position within walking distance of key local amenities, including schools, healthcare facilities, shops, and public transport links. The development aims to reinforce Malpas’ role as a key service centre while supporting the vitality of the local area.

The outline application includes provision for public open space, green infrastructure, and new pedestrian connections, creating an accessible and attractive environment for both new and existing residents. A landscape-led approach ensures the retention of existing trees and hedgerows where possible, alongside new planting and biodiversity enhancements delivering measurable net gains.

Muller Property Group has undertaken a comprehensive programme of community consultation to inform the proposals. Feedback from local residents and stakeholders has played an important role in shaping the development, particularly in areas such as landscaping, infrastructure, and design approach.

The plans have been developed in line with national and local planning policy, with a strong emphasis on sustainable development. The site is located within Flood Zone 1 and is not subject to environmental or heritage constraints, making it well-suited to residential use. The development will also incorporate sustainable drainage systems and energy-efficient homes in line with future standards.

Cheshire West and Chester currently faces a significant shortfall in housing supply, with less than a five-year deliverable housing land supply. This proposal represents an opportunity to contribute towards meeting local housing demand while delivering economic, social, and environmental benefits.

In addition to providing much-needed homes, the development is expected to support the local economy through construction activity, increased local spending, and contributions towards community infrastructure.

A decision on the application will be made by Cheshire West and Chester Council following a period of consultation.
